These General Terms and Conditions are published on our official website. By making a reservation, you automatically agree to and accept all of the following provisions as valid and binding for you and any of your guests staying or visiting any of our apartments.
In the event that the customer, after arriving at the apartment, wishes to check out earlier, they will be charged 50% of the total charges for the nights they cancel.
In the event that the customer, prior to their arrival at the apartment, wishes to check in one or more days earlier with or without extending their reservation (provided there is availability), there is no charge.
In the event that the customer, prior to their arrival at the apartment, wishes to check in one or more days later with or without extending their reservation (provided there is availability), there is no charge as long as they inform us 7 days before the original check-in date. If they inform us within 7 days of the original check-in date, they will be charged 50% of the total charges for the nights between the original and new check-in date.
It is prohibited for us to provide any additional service during your stay, such as cleaning of the apartment, based on Law 4446/2016 as the reservation is rental of an apartment and not a hotel room. Cleaning is provided if desired by an independent cleaning company. Contact us if you wish to be notified of the cleaning company contact details.
Guests must adhere to the agreed upon check-in and check-out times. In the event of a failure to check out on the designated day and time, our team will promptly contact the guest to request immediate departure. If again does not check out immediately, we retain the right to retrieve and relocate out of the apartment any belongings or items left inside the apartment in order to prepare it for the next guest. We are not responsible for any damage to or loss of items left in the apartment during this process.
Guests should behave appropriately and have good manners during their stay in the apartments. Quiet hours must be STRICTLY OBSERVED (from 15:30 to 17:30 and from 22:00 to 07:30) to avoid disturbing families who live in the apartment building.
In the event of a violation, such as an event or party, the administrator will immediately notify the police. Violators will be prosecuted and punished in accordance with article 12 par. 6 of Law 1481/1984, which includes imprisonment of up to five months or a fine of up to one hundred and fifty daily units.
No animals or pets are allowed in our apartments.
Smoking is strictly prohibited inside the apartments. In case of a violation of this regulation, you will be charged 150 euros for the biological cleaning and deodorization of the apartment upon your departure.
In the event of non-compliance with these obligations by any party, we reserve the right to refuse access to guests or discontinue their stay in the apartments without a refund.
In case you forget any objects, valuables, or anything else in the apartment, you should inform us immediately. In case we find such items, we are not obliged to contact you. If you do not notify us within one (1) month of your departure (check-out date) that you have lost specific items, valuables, or other property, we are under no obligation to return them, as it is our policy to dispose of any lost items, valuables, and other items that may be found after the end of one (1) month. If returned, shipping or courier costs will be borne by you.
We are not responsible for the safety of guests' vehicles or the security of items left temporarily or permanently by guests in the common areas of the apartment building.
We are not responsible for any items, valuables, or other property belonging to our guests that may have been stolen. It is the responsibility of the guests to protect their property and keep their valuables secure. We advise our guests not to leave articles, valuables, or other property they consider valuable, both inside and outside the apartments, during their absence.
Our guests are held accountable for any damage caused to the apartment, furniture, equipment, or building during their stay due to their own actions or those of their guests. In such cases, guests and their invitees will be jointly responsible for the damages. If property damage is discovered after the guests have checked out, we reserve the right to charge their credit or debit card for the full amount needed to replace the lost or damaged item, furniture, or equipment, and to repair and fully restore the damage.
We reserve the right to access the apartment for the purpose of repairs, inspections, bed linen supply, emergencies, or any other necessary reasons, with or without the presence of the guests. Guests reserve the right to request that access be made after consultation or to postpone/cancel access if possible. To exercise this right, i.e. to prohibit our entry to the apartment in cases where it is possible, guests must make this request in writing within the same day of making their reservation, by email to vivoproper@gmail.com.
For reservations made through external booking platforms (such as Booking.com, Airbnb.com, etc.), the payment terms and conditions set by the respective platform will apply. Guests are encouraged to review the specific payment policies of the platform used for booking and contact them directly for any information needed. For direct reservations made through our official website or other direct booking methods, a prepayment for the first night is required to secure the booking. The remaining balance is due upon arrival and might be charged without further notice to the same credit card used for the initial deposit. Any additional charges incurred during your stay, including but not limited to damages, smoking penalties, or unregistered guests, will be processed using the same payment method. Guests are advised to ensure their payment information is current to facilitate a smooth transaction.
